How much is rent in Mont Kiara? As of October 2026, the 25 Mont Kiara condos for rent on ogprop.my ask from RM3,000 to RM18,000 a month, with a middle (median) asking rent of RM5,800. One-bedroom units ask RM3,000–RM4,200, two-bedders RM4,500–RM6,400, and three-bedders RM4,600–RM15,000, depending heavily on the building.

These are the current asking rents of the units we market on ogprop.my, not market averages. They cover four buildings: Residensi Solaris Parq, Jendela Residences, Kami and Arcoris SOHO. Asking rents are a starting point, and availability changes week to week.

What does each building ask?

Jendela Residences asks the most per square foot even though its units are only partially furnished, while Arcoris SOHO and the smallest Solaris Parq units are the cheapest way into Mont Kiara.

How much is a one-, two- or three-bedroom?

Bedroom count matters more than the building name: a one-bedder in Mont Kiara starts around RM3,000, while nine of our ten three-bedroom listings ask RM7,000 or more.

BedroomsWhere (our listings)Asking rent
1 or 1+1Arcoris SOHO (670–708 sq ft), Solaris Parq (721 sq ft)RM3,000 – RM4,200

4+2Jendela (2,260 sq ft)RM17,000 – RM18,000

The three-bedroom band is wide for a reason. The cheapest, at RM4,600, is a compact 1,080 sq ft Solaris Parq unit offered partially furnished. The 1,423 sq ft fully furnished Solaris Parq three-bedders ask RM8,000–RM9,500, and a 1,884 sq ft 3+2 at Jendela asks RM15,000.

Arcoris SOHO: the budget one-bedder

Both Arcoris SOHO units we list are fully furnished one-bedroom SOHO units at RM3,000–RM3,100 a month. They suit single professionals who want a Mont Kiara address at the lowest rent.

Kami: newer two-bedders under RM5,000

Kami's 840 and 980 sq ft units ask RM4,500–RM5,000, fully furnished, and a 1,399 sq ft 3+2 asks RM7,000. At about RM4.60–RM5.35 per sq ft, it asks less than most Solaris Parq and Jendela units despite being one of the newest buildings in the area.

Solaris Parq: the widest choice

With 12 units, Solaris Parq covers almost every budget: 721 sq ft 1+1 units at RM3,000–RM4,200, 1,022 sq ft two-bedders at RM5,500–RM5,800 and 1,423 sq ft three-bedders at RM8,000–RM9,500. Our Solaris Parq rent-or-buy guide compares renting with owning there.

Jendela Residences: big family units

Jendela has no small units. Its seven listings run from RM7,000 for 1,324 sq ft to RM18,000 for 2,260 sq ft, all partially furnished (kitchen, wardrobes and air-conditioning fitted, no loose furniture). Layouts are explained in our Jendela Residences guide.

Why do rents differ so much between buildings?

Four things drive most of the gap in our listings:

  1. Age and finishes. Jendela (2025) and Kami (2024) are the newest; Arcoris SOHO dates from 2012.
  2. Furnishing. Most Solaris Parq, Kami and Arcoris units are fully furnished; Jendela's are partially furnished, so tenants budget extra for furniture.
  3. Layout. Extra utility rooms and bathrooms, common at Jendela, lift the rent for families with a helper.
  4. Floor, view and condition. Two units of the same size in the same building can differ by RM1,000 or more — the 721 sq ft Solaris Parq units range from RM3,000 to RM4,200.

What will I pay upfront?

Besides the first month's rent, tenants usually pay a security deposit, a utility deposit and the tenancy agreement's stamp duty, which moved to self-assessment on 1 January 2026. Our guide to deposits, tenancy agreements and the 2026 stamp duty rules has the details and a worked example, and the tenancy stamp duty calculator gives your exact figure.
