Mont Kiara is one of Kuala Lumpur's most established expat neighbourhoods: a compact, hilly enclave of condominiums with international schools, cafés and supermarkets within a few minutes' drive. For buyers it has something most of KL does not — steady tenant demand from families and professionals who specifically want to live here.
The hard part is choosing a building. Prices in Mont Kiara range from about RM1.2 million to more than RM4 million, and the right choice depends on whether you are living in the unit, renting it out, or both.
Why people choose Mont Kiara
- International schools nearby, including Garden International School and Mont'Kiara International School — the main reason many expat families shortlist the area.
- Everyday convenience: Publika, 163 Retail Park and Plaza Mont Kiara cover groceries, dining and services.
- Condo living done properly: most developments have guarded access, large pools, gyms and landscaped decks.
- Road access to Bangsar, Damansara and the city centre via the Sprint and DUKE highways. There is no MRT station inside Mont Kiara itself, so most residents drive or use e-hailing.

Which building for which buyer?
First Mont Kiara home or a rental investment: RM1.2m – RM1.5m
Kiaraville, Mont Kiara Banyan and the smaller Solaris Parq layouts sit here. Solaris Parq is especially active on the rental side, with units from about RM3,000 a month, which gives landlords a deep pool of tenants.

Newer build, premium finishes: RM1.9m and up
Jendela Residences is one of the newer launches in the area, with golf-course views on the higher floors and designer-furnished units renting from RM7,000 to RM18,000 a month. Agile and Allevia suit buyers who want larger layouts in a newer development.
Space and prestige: RM3m and above
MK11 and the larger Allevia units are for owner-occupiers who want big floor plates and a quieter, low-density feel.
Three things to check before you commit
- Maintenance fees and sinking fund per square foot — they vary widely between buildings and affect your net rental yield.
- Tenure and title: confirm freehold/leasehold and whether an individual strata title has been issued.
- Actual rental demand for that exact layout — a 3-bedroom and a studio in the same building behave very differently.
