What did Budget 2027 change for home buyers?
Budget 2027, tabled on 9 October 2026, proposes a wider first-home stamp duty exemption for Malaysian citizens: homes up to RM500,000 stay fully exempt, and for homes up to RM750,000 the first RM500,000 is fully exempt and the balance gets 50% off. It covers the transfer and the loan agreement for SPAs signed from 1 January 2027 to 31 December 2030.
This is a proposal until the Finance Bill is passed. For SPAs signed in 2026 the current rule applies (full exemption up to RM500,000 only), and the calculator below uses the current rules. We will add the 2027 rule to the calculator once the details are confirmed.

Home loan calculator
New floating-rate home loans are priced as the Standardised Base Rate (SBR) plus the bank's spread. The SBR tracks the OPR, so this calculator starts from today's live rate.
Monthly repayment

Net monthly income if the instalment is ≤60% of it and you have no other debts. Banks set their own limits.
Home loan rates at every Malaysian bank
Every bank in Malaysia that offers home loans. The SBR is the same at every bank and follows the OPR, updated live from Bank Negara Malaysia. BR and BLR/BFR apply to older loans and differ by bank. Where a bank publishes its indicative rate for a standard RM350,000 home loan with no lock-in, we show it — tap Use to run it in the calculator.
