Jendela Residences is the newest address on the edge of Mont Kiara: two towers by Sime Darby Property at KLGCC Resort, between the Kuala Lumpur Golf & Country Club and the Bukit Kiara forest reserve. Because the building is brand new, a lot of units have reached the rent and sale market at the same time — which is good news if you are shopping, as long as you know how the layouts compare.
This guide covers the building facts, the five main layouts, and the asking rents and prices of the Jendela Residences units we currently market on ogprop.my.

Shared facilities listed by the developer include an infinity pool, fitness studio, yoga barn, jacuzzi, BBQ deck and a sky lounge on the top floor.
The five layouts
Every main layout at Jendela is three or four bedrooms — there are no studios or one-bedders, which shapes who rents and buys here: families, sharers and owner-occupiers rather than single professionals.

The 1,324 sq ft unit is the entry point. The 1,539 and 1,550 sq ft units add a utility room and a third bathroom, which matters to tenants with a helper. The 1,884 and 2,260 sq ft units are family homes with two utility rooms.

"Partially furnished" here means kitchen cabinets, wardrobes, curtains, air-conditioning and water heaters are in; loose furniture is not. Two patterns stand out. Price per square foot rises with size, and the 1,539 sq ft unit is noticeably cheaper per square foot than the 1,550 sq ft one even though the layouts are almost the same — floor, view and facing explain gaps like this, so compare specific units, not just sizes.
As a rough check for investors, pairing the asking rent with the asking price for the same size gives a gross yield of roughly 4.5–4.8% for the 1,324 to 1,550 sq ft units and 5.1–5.6% for the 1,884 and 2,260 sq ft units. That is simple arithmetic on asking figures, before maintenance fees, vacancy and tax, not a forecast.
What to check before you commit
- Leasehold, not freehold. The lease runs to 2111. Ask your lawyer about the title status and any consent requirements for the transfer.

- Maintenance fees and sinking fund. Ask for the current monthly charges for the exact unit — they come out of your rental return.
- Competition from other new units. Many owners are renting out at the same time, so a well-priced unit with a good view moves faster than an overpriced one.
