Should you rent or buy at Residensi Solaris Parq? As of October 2026, the Solaris Parq units we list on ogprop.my ask RM3,000–RM9,500 a month to rent and RM1.25m–RM1.95m to buy. For a 1,022 sq ft two-bedder, the monthly loan instalment is close to the rent — but buying needs roughly RM195,000–RM210,000 in cash up front. Renting wins if you may move within a few years; buying makes sense for a long stay.
These are current asking prices of our own listings, not market averages. The numbers below show where the money goes either way.

Rent or buy: the numbers side by side
Assumptions: Malaysian buyer (not a first home), 90% loan, 35 years at 4.2% a year. Advertised home-loan packages on RinggitPlus ranged from about 4.1% to 4.35% as of 5 October 2026, and Bank Negara's OPR is 2.75% (last decision 3 September 2026). Costs are worked out with our calculators.
| 1,022 sq ft, 2 bed | 1,423 sq ft, 3 bed | |

| Asking rent | RM5,500 – RM5,800 | RM8,000 – RM9,500 |
| Asking price | RM1.26m – RM1.35m | RM1.75m – RM1.95m |
| Down payment (10%) | RM126,000 – RM135,000 | RM175,000 – RM195,000 |
| Stamp duty + legal fees | ~RM68,600 – RM74,500 | ~RM100,500 – RM113,500 |
| Cash needed up front | ~RM195,000 – RM209,500 | ~RM275,500 – RM308,500 |
| Monthly instalment | ~RM5,160 – RM5,530 | ~RM7,160 – RM7,980 |
| Interest in year 1 | ~RM47,400 – RM50,700 | ~RM65,800 – RM73,300 |
| Rent for a year | RM66,000 – RM69,600 | RM96,000 – RM114,000 |
Stamp duty and legal fees exclude disbursements. The owner also pays the monthly service charge and sinking fund, quit rent and assessment, insurance and repairs — ask for the exact unit's charges, as we have not included them.
What the table says:
- Monthly, the two are close. The instalment on a two-bedder is about the same as its rent; on a three-bedder it is lower than the asking rents. But part of the instalment is repaying principal — the true "cost" of owning in year one is mainly the interest plus the owner's charges.
- The difference is the cash. RM195,000–RM310,000 goes out before you move in, and most of the stamp duty and legal fees are gone for good. If you sell within a few years, those costs, plus agent fees, eat into any price gain.
- Time matters. For Malaysian citizens, Real Property Gains Tax is 30% on gains if you sell within three years, 20% in year four, 15% in year five and 0% from the sixth year (rates for disposals from 1 January 2022).
Is Solaris Parq a good rental investment?
Pairing asking rents with asking prices for the same size gives a simple gross yield of roughly 4.9%–5.2% for the fully furnished 1,022 sq ft units and 4.9%–5.8% for the 1,423 sq ft units. That is arithmetic on asking figures, before service charges, vacancy, furnishing wear and tax — not a forecast. If this would be your third housing loan, Bank Negara's rules cap the loan at 70% of the value, so the cash needed is much higher.
Who should rent, and who should buy?
- Rent if you are on a two- or three-year posting, are new to Mont Kiara, want to try the Publika side before committing, or would rather keep RM200,000+ invested elsewhere.
- Buy if you plan to stay well beyond five years, want a freehold home in a newer Mont Kiara building, or are an investor comfortable with the yield above.
- Not sure? Rent a unit in the building first. You will learn the traffic, the facilities and which stacks have the better views before you buy.
