The headline from the latest official data is a selective market: fewer deals, but prices holding up — and in Kuala Lumpur, rising. Here is what the numbers say and what they mean if you are buying, selling or letting in 2026.
The national picture (Q1 2026)
According to NAPIC's first-quarter 2026 data:
| Indicator | Q1 2026 | Change |
|---|---|---|
| Property transactions | 89,966 | −8% year on year |
| Transaction value | ~RM51 billion | −0.6% year on year |
| Malaysian House Price Index | 235.2 points | +1.7% year on year |
| Average house price (national) | RM507,533 | — |
| Completed but unsold homes | 32,801 units (RM16.4bn) | +7.6% vs previous quarter |
| Completed but unsold serviced apartments | 19,263 units (RM16.5bn) | — |
| New launch sales rate | 11.5% | — |
In short, buyers are more cautious and are buying less, but they are not forcing prices down.
Kuala Lumpur specifically
- Average subsale price in KL: about RM1.02 million, up roughly 15% year on year — the strongest movement among the major markets.
- 3,733 completed homes and 4,181 completed serviced apartments remained unsold in KL.
The pattern is clear: established, well-located resale homes are in demand, while generic new serviced apartments are harder to sell.

What this means in the areas we cover
Mont Kiara. Rental demand from international families holds up well, and resale units in established buildings keep their value. There is more competition among newer serviced residences, so compare facilities, maintenance fees and furnishing carefully. See our Mont Kiara condo guide.
Damansara Heights. Supply is limited, especially for well-finished units near the MRT, and the upper end of the rental market is active — we have handled units from about RM5,000 to RM16,000 a month.
KLCC. Plenty of choice at every price point. That is good news for buyers, who can negotiate, and a reminder to landlords that presentation and pricing matter.
Our take for 2026
- Buyers: the overhang gives you bargaining power on serviced apartments, but good resale homes in prime areas are not cheap — do not wait for a crash that the data does not show.
- Sellers: price realistically from recent transactions in your own building. Well-presented units in established developments are still selling.
- Landlords: furnishing and condition are what separate a unit that lets in two weeks from one that sits for two months.
Budget 2027 was tabled on 9 October 2026. For home buyers, the headline is a proposed first-home stamp duty exemption for homes up to RM750,000 (SPAs signed 2027–2030), plus RM20 billion in housing-loan guarantees; no new foreign-buyer tax was announced (as of October 2026, Bernama, EY). Details in our stamp duty guide.
